1. Information We Collect

When you use our contact form, request a home valuation, or schedule a showing, we collect: name, email, phone number, property interests, message content, and SMS opt-in consent status.

We also collect data automatically through:

• Google Analytics 4 (via GTM): Anonymous usage data. See: policies.google.com/privacy
• Facebook Pixel (Meta Pixel): Tracks page visits and reports to Meta for advertising measurement. See: facebook.com/privacy/policy
• Meta Conversions API (CAPI): Sends hashed contact data (email, phone) server-side to Meta for advertising attribution. Data is one-way hashed before transmission.
• Cookies: Session and persistent cookies for functionality and analytics.

2. How We Use Your Information

• To respond to inquiries and manage your transaction
• To send SMS if opted in
• To send email follow-ups
• To deliver property alerts
• To measure and improve our marketing
• To comply with NCREC requirements

3. SMS Communications

4. Email Communications

We comply with CAN-SPAM. All marketing emails include our physical address and a working unsubscribe link. We honor opt-outs within 10 business days.

5. How We Share Your Information

We do not sell your data. We share only with service providers: Twilio (SMS), Google Analytics/GTM, Meta (Pixel + CAPI), Cloudflare (security), and our CRM. All bound by data processing agreements.

7. California Residents — CCPA Rights

We use HTTPS/TLS encryption, Cloudflare protection, and restricted CRM access. In the event of a breach, we will notify you per the NC Identity Theft Protection Act (NCGS 75-65).

10. Data Retention

We retain data as long as needed for our business relationship and to comply with NCREC records retention requirements. Request deletion at any time.

11. Children's Privacy

We do not knowingly collect data from children under 13.

12. Changes to This Policy

We may update this policy. We will post the revised version with a new effective date.
